1. You need less cash than you think

The 20%-down rule is a myth. FHA loans start at 3.5% down, conventional loans at 3%, and VA and USDA loans can be zero down. Texas assistance programs can cover part of the rest. On a $250,000 home, that can mean getting keys with far less saved than you'd guess.

2. Your credit score is probably workable

Many first-time buyers qualify with scores in the low 600s — and if you're not there yet, tell us anyway. We've helped buyers build a plan and come back qualified. Nobody should rule themselves out without a conversation.

3. The monthly payment is the real number
